Up-to-Date Data for Maintenance and Modernization in the Digital Twin

We had the opportunity to present our approach on developing an energy performance analysis based on BIM models, and how this can be used for maintenance and modernization within a Digital Twin environment.

Our talk focused on how energy performance simulation, when integrated with parametric BIM models, provides a critical foundation for:
• Early-stage design optimization
• Ongoing maintenance decision-making
• Cost-effective modernization
• Smart retrofit investments

We walked the audience through the core data foundations of the simulator:
• Architectural data (walls, roofing, glazing, room types and volumes)
• Engineering systems (HVAC, HWS, lighting — equipment types and capacity)

As a company actively leading green smart building renovation projects for real estate and operation companies, we see it as our mission to help define how data and technology reshape energy efficiency in the built environment.

The key stages of simulator development using BEM (Building Energy Modeling) software

1. Conversion of BIM model into BEM format
2. Model finalization according to simulation methodology
3. Enrichment with real operational data:
• Facility usage schedules
• Equipment runtime and loads
• Room-specific microclimate targets
• Real energy cost metrics

The result? A data-enriched digital twin that evolves beyond static models — enabling predictable, measurable, and optimized building operations.

As we continue to invest in technology that serves net-zero renovation goals and real asset performance, we believe community knowledge-sharing is crucial. We’re grateful to contribute to this conversation — and even more excited about what’s next.
